Rentals short-term.

A Caribbean apartment can generate income throughout the year, but occupancy changes with the season. Investment performance is driven primarily by three factors: seasonality, location and the property management model.

Not every development achieves the same results. In well-located, professionally managed properties, annual occupancy can reach up to 75%.

What is deducted from income

The gross income shown in the chart is not yet profit. Four cost categories apply in every model, regardless of who manages the apartment. With short-term rentals, some costs can be passed on to the guest, especially the cleaning fee, which is often added separately to the booking price.

In some models, electricity can also be charged to the guest, depending on the rules of the development and the selected management model.

HOA and utilities monthly

Community fees, water and internet are payable even in months without guests.

Income tax ISR

Settled annually with the Dominican tax authority. Details are provided in the tax guide.

Wear and replacement service costs

Minor repairs, air-conditioning service and interior refreshes every few seasons.

Guest services per booking

A 15-30% management commission.
