The purchase process step by step.

The purchase process usually follows a similar path. In the primary market, it has seven stages: from a complimentary consultation, through reservation and the preliminary agreement, to property handover.

Stage one

Consultation

We begin with a complimentary consultation. We define your goal - a second home, capital investment or both - along with your budget, financing approach and timeframe. It is a no-obligation conversation that helps us understand which projects to look for.

Stage two

Property selection

We present properties matched to the needs and preferences discussed during the consultation. We explain the location, price range and infrastructure of each project, including the advantages and drawbacks of every investment.

We review what the project offers: available sizes, prices and included features.

Every investment has advantages and drawbacks. We show both so you can make an informed decision.

Stage three

Verification

We verify property availability, the developer’s credibility and documents, and the current construction plan. We present floor plans, payment schedules, administration fees and a rental-income forecast.

Stage four

Reservation

A reservation takes a specific property off the market and secures it while we complete our discussions. It is important because availability can change quickly.

It helps avoid a situation in which the selected apartment is sold to someone else in the meantime.

Reservation fee 3 000-5 000 USD

It is usually refundable. The amount depends on the developer and selected property.

Stage five

Preliminary agreement

The preliminary agreement is the next stage and is negotiated with the developer. We agree the payment schedule and review every clause carefully. Three copies are signed, then the originals go to the developer for notarisation.

A deposit is then paid, most often around 20% of the property value.

Stage six

Construction

Each instalment is paid according to the agreement’s schedule. Destinario monitors construction stages and reports on progress. We then wait for the developer’s notice to carry out a pre-handover inspection.

Updates once a month

Construction progress monitoring and a video update from site.

We carry out the pre-handover inspection at the client’s request.

Stage seven

Handover

The client attends handover in person. The final instalment is paid then, followed by transfer of the title deed.

We arrange utility transfers, prepare the property for rental or living, and take out property insurance.
